How wholesaling math works (the 60-second version)

Wholesalers get properties under contract below market value, then assign the contract to a cash buyer for a fee. The whole business rests on one formula: (ARV × 70%) − repairs − your fee = the most you can offer. The 70% rule leaves the end buyer their profit margin; your fee comes out of the spread. Run every deal through the MAO calculator before you offer, and the deal analyzer before you sign.

Not financial or legal advice. These tools apply standard wholesaling math for planning purposes. Wholesaling rules vary by state — some restrict contract assignments — so know your local laws before you sign anything.
